Communicate recently partnered with CAME UK to install a sleek door-entry system at the Clifftown Shore development; a 51-unit high-end apartment complex in Southend.

LAP Architects were commissioned to create Clifftown Shore on the former site of a pub and a fish-and-chip shop. The stunning new Clifftown Shore residential development has breathed new life into the Western Esplanade in Southend-on-Sea in Essex. Cura Construction were responsible for this dramatic re-envisioning.

Clifftown Shore is an exclusive collection of 51 luxury 1, 2 and 3-bedroom seafront apartments and penthouses set within a protected conservation park area directly overlooking the beach and sea in Southend-on-Sea.

Perfectly placed adjacent to the Cliff funicular Lift on the Clifftown Parade Gardens and Prittlewell Gardens, and a stone’s throw from the Cliffs Pavilion and The Royals Shopping Centre, with a stunning view over the Thames estuary.

Taking inspiration from the Art Deco style of the neighbouring buildings and the beauty of the natural landscape, the undulating ‘waves’ of the white concrete-framed building have been further accentuated by the curved installation and the slim sightlines.

This level of design and detail needed to be matched at every juncture inside the building, from the specifications for the windows to the quality of kitchen and bathroom installations. It was also imperative that this be matched with the most effective communication systems that provide a seamless living environment and the peace of mind of security, which the CAME XiP system and door entry systems bring to any project. By using traditional cables to wire the entry panels, it was possible to install long-distance connections, achieving this level of reassurance and a fail-proof installation.

Project requirements

Communicate UK was chosen for its experience and professionalism to install the door entry and apartment communication systems. It was critical for the company to choose a high-quality, reliable manufacturer to partner with, which is where CAME UK could help. Able to assure not only at the product level, CAME prioritise a focus on service and support availability at every turn in a project, assuring that the right decision making is enabled at every point in the development.

Andrew Miller was able to qualify this, describing the CAME equipment as ‘bulletproof’, with ‘very good technical support’ and “readily available information in only a couple of calls”.

The CAME XiP System was perfect for the job as it lends itself to long cable runs to fit into the risers of this multi-storey development. Accompanied by a marine-grade stainless steel VRM digital entry panel at the entrance, which was routed through to individual AGT video monitors in each apartment, making the whole project a sleek and professional solution for this high-end commission.

The solution

Clifftown Shore’s design reflects the Art Deco heritage of Southend’s beautiful seafront. The flowing curves of the façade evoke thoughts of the majestic waves as they roll in day and night. The design provides fantastic partially covered terraces for both relaxing and entertaining, whilst enjoying the panoramic sea views.

With stone terraces and aluminium glazing, residents relax and watch the world go by. The integration of the CAME infrastructure and door entry solutions simply makes the living experience smooth and seamless.

The XiP system is perfectly designed for porter services and runs on the Windows operating system. The interface has been developed specifically to give the operator full control of the system in the simplest and most practical way. Simple, intuitive commands and the ability to use the software on a touchscreen PC are especially suited to more modern complexes such as Clifftown Shore.

This was accompanied by the CAME modular entry panel with UK-made Vandal Resistant facias, which made a perfect blend to greet the residents and visitors to Clifftown Shore.

Once inside each apartment, residents enjoy a handset intercom with a 5-inch LCD display, ensuring brilliant colour and video quality. In tune with the building exterior, each handset features sleek lines, whilst soft touch buttons with concealed indicator LEDs in a matte white finish are reassuringly lavish.

These handsets with essential lines for excellent ergonomics and magnetic hang-up eliminate the risk of falling or incomplete contact. Clifftown Shore users are assured of a complete experience at every step of their encounter. This really is an eclectic blend of design, materials and products delivering on a high-end scale.


The XIP system

The new XIP system from BPT uses an Ethernet distribution network as the primary means of communication between all gateways. This means that the system can be expanded almost infinitely, while maintaining the traditional connection between the entry panels and the receivers. This structure makes installing the system components rapid and simple. In addition, a wider range of models can be selected for installation at the various points in the system.

By utilising traditional cables to wire the entry panels, it is possible to install long-distance connections and connect points that the existing data networks cannot reach. The system also features an access control function that supervises and controls all access points in the complex, as well as a range of porter services that complete the functions provided by XIP.
