Reshaping South Africa’s built environment

Across South Africa, the buildings that perform best and remain safest are those where facilities management (FM) and security teams work as one. The growing interdependence between these disciplines will be a major focus at Facilities Management Expo, co-located with Securex South Africa, A-OSH EXPO, Firexpo, and RE+ South Africa, hosted at Gallagher Convention Centre from 2 to 4 June 2026.

FM teams are responsible for the overall operational environment of a building, while security teams focus on protection, control, and incident response. Increasingly, both rely on the same data streams, infrastructure, and digital tools. Smart buildings bring these layers together, creating opportunities for proactive risk reduction.

Mark Anderson, portfolio director at Montgomery Group Africa, says industry collaboration has never been more important. “Facilities Management Expo gives FM, security, and SHEQ teams the chance to explore how integrated building systems can improve performance and reduce risk. The co-location with Securex South Africa and the other shows reflects how these disciplines are merging.”

Smart FM now includes real-time monitoring of indoor air quality, temperature, energy consumption, water leaks, unauthorised movement, and building occupancy. These same systems support security by identifying anomalies that indicate risk. A sudden temperature drop may signal a forced door. An unexpected after-hours occupancy spike may indicate a breach. A ventilation system shut-off could affect fire suppression behaviour.

Environmental intelligence is becoming a key security tool. Sensors detect changes earlier than human patrols and can automatically trigger alerts or restrict access. The ability to combine environmental and security data increases detection accuracy and improves response times.

Power resilience is another shared concern. The threat of load shedding and grid failures remains a significant constraint in South Africa. Facilities managers must maintain backup systems, battery rooms, ventilation, and switching gear that directly affect the reliability of access control, surveillance, and fire systems. RE+ South Africa will highlight how renewable energy and hybrid systems can support more stable security operations.

Battery energy storage systems, however, introduce new fire and ventilation risks. Poorly designed or overcrowded battery rooms can create hotspots that place security and facilities teams under pressure. Firexpo exhibitors address compliance, cooling requirements, fire-resistant construction, and gas-monitoring technologies essential to safe operations.

Occupational safety also intersects with building security. Overheated guardhouses, poorly ventilated control rooms, or high-noise environments impair concentration and decision-making. A-OSH EXPO will explore practical tools that improve indoor conditions, supporting both well-being and incident-readiness.

Securex South Africa remains the leading platform for access control, video analytics, intrusion prevention, and perimeter protection. Many of these solutions now integrate into FM platforms, allowing facility leaders to manage fire, energy, environment, and security from a shared interface. This convergence is reshaping how buildings are designed, maintained, and monitored.

Facilities Management Expo will feature a free-to-attend seminar programme that unpacks digitalisation, predictive maintenance, data-driven operations, compliance frameworks, and climate-resilient design. These discussions help FM teams understand how to build environments where security systems can operate reliably and where risks are identified early.
