The crucial role of fire, smoke, and gas detectors

SMART Fire & Safety 2025 Fire & Safety, Facilities & Building Management

As fire safety technology continues to evolve, the importance of early warning systems in safeguarding lives and property remains constant. From wireless detectors to integrated building management systems, the industry is seeing a significant shift towards smarter, more responsive solutions. ASP Fire CEO Michael van Niekerk shares insights into how these innovations are transforming fire safety in South Africa.

Why early detection matters

“Early warning systems are vital because they provide alerts during the incipient or pre-flaming phase of a fire,” explains Van Niekerk. “This allows occupants, particularly vulnerable individuals, the crucial time they need to evacuate safely. It also enables first responders on site to use first aid firefighting equipment to contain or extinguish the fire before it escalates.”

Detection technologies have significantly advanced over the past few years. According to Van Niekerk, modern fire detection systems are increasingly utilising wireless technology, thereby eliminating the need for extensive cabling between devices and the fire panel. “This simplifies installation, reduces costs, and makes retrofitting in existing buildings much easier.”

He adds that CCTV thermal imaging is another game-changer. These systems provide both regular video surveillance and thermal monitoring for smoke or heat detection. They can be monitored offsite, allowing centralised coordination in the event of an emergency.

Choosing the right system for the right building

No two buildings are the same, and fire detection systems should reflect that. When selecting detectors, we consider two primary factors: the level of fire risk and the system cost. In sectors like hospitality, especially high-end hotels, aesthetic considerations are also important.

System integration is increasingly standard in modern facilities. Most advanced fire alarm systems can interface or fully integrate with building management systems (BMS), depending on the sophistication of both. This creates a seamless safety ecosystem where fire detection, HVAC, access control, and security work in tandem.

ASP Fire’s approach is always bespoke. “We carry out comprehensive fire risk assessments before we even begin the design phase,” says Van Niekerk. “This ensures that each system is customised to suit the specific features of the building and its occupants.”

Common pitfalls to avoid

“Skipping the risk assessment stage is one of the most frequent and costly mistakes made by businesses and homeowners alike,” warns Van Niekerk. Another issue is hiring non-certified providers. It is essential to choose a company with a proven track record and the right accreditations.

“Fire alarm systems should be serviced at least twice a year,” advises Van Niekerk. “However, systems with vented batteries require quarterly maintenance to ensure they remain fully operational.”

According to Van Niekerk, the industry is moving steadily towards smarter, more connected solutions. There is a migration towards mobile applications and tighter integration between security and fire detection systems. These innovations are transforming our perspective on safety.

As fire risks become more complex and technology more advanced, ASP Fire remains committed to innovation, safety, and customised solutions. “It is about more than just meeting compliance requirements,” concludes Van Niekerk. “It is about creating safer environments through intelligent design and reliable systems.”
